Corporate Strata Management Membership Fee*

From zero lots to 1,500 lots - $1,815.00

From 1,501 lots to 6,500 lots – $1,815.00 plus $1.21 per every lot above 1,500

From 6,501 lots and above - $7,865.00 plus $0.97 per every lot above 6,500


Professional Pathway Fee*

From zero lots to 2,500 lots - $550.00

From 2,501 lots and above – $0.22 per lot

Membership fees are calculated pro-rata per annum from SCA (WA) Board approval date. Membership fees will include pro-rata for Financial Year 23/24 if joining before 1 July 2024.


Membership includes an unlimited number of Strata Managers and Support Staff.


PRIVACY POLICY: The data provided by your organisation shall remain confidential by SCA (WA) and National Operations staff are not permitted to disclose this information to other parties including Board members or any third party in a manner that would identify an individual firm.

Individual Staff Membership Application Forms

As your membership includes an unlimited number of Strata Managers and Support Staff, we encourage your staff to apply for Individual membership at the time of submission of the Corporate application.


Individual application form


Individual membership application is subject to SCA (WA) Board approval. The applicants will be notified of SCA (WA) Board approval after the next scheduled meeting.


Please attach the following documents in support of the Corporate Strata Management Application.


- Two (2) Written References per membership (Clients, Suppliers, Service Providers or other SCA Members), references must be less than 12 months old.


- Professional Indemnity Insurance Certificate of Currency (in accordance with Declaration below)


- Current Certificate of Incorporation


- Criminal Record Statement


- Landgate Annual Return confirmation receipt


- Strata Management Practice Standard Statement or Proposal outlining steps to achieve SMPS Certification

SCA (WA) requires Corporate Strata Management members to upload their Criminal Record Statement for membership renewal.

I confirm that I have completed and uploaded a current copy of the required Criminal Record Statement.


A strata manager must obtain and maintain Professional Indemnity insurance as prescribed in the Regulations. The current prescribed minimum for Professional Indemnity insurance coverage in relation to the strata manager’s performance of functions as a strata manager is not less than $1 million on any one claim: regulation 98 of the Strata Titles (General) Regulations 2019.


I hereby confirm that the business subject to this membership holds an appropriate level of Professional Indemnity Insurance and will continue to maintain an appropriate level of Professional Indemnity Insurance for the duration of this membership. A PI Insurance Certificate must accompany the application.

SCA (WA) requires Corporate Strata Management members to upload the confirmation receipt of their Landgate Strata Annual Return lodgement for membership renewal.


I confirm that our company has lodged the Strata Annual Return to Landgate and the confirmation receipt is uploaded.


Strata Management Practice Standard Certification is a requirement of SCA (WA) Corporate Strata Manager Membership within 24 months of application from 30 June 2024. An application for membership to be a Corporate Strata Manager Member after 30 June 2024 (including an application for renewal or change of membership type) which is submitted to the Association after 30 June 2024 must be accompanied by: (refer to the SCA (WA) Constitution):


-A statement or proposal addressed to the Association outlining the steps that will be taken by the new applying member to achieve Strata Management Practice Standard Certification within no more than 24 months after the application is submitted which is subject to Board approval at the Board discretion


I confirm that I have uploaded a statement or proposal outlining the steps our company is taking to achieve Strata Management Practice Standard Certification by 30 June 2026


1. The information provided in this application is true and correct.


2. I agree to be governed by the SCA (WA) Constitution, SCA Ltd. Code of Conduct, By-laws and Policies/Practices relevant to the state in which I am applying for membership from the date of my admission as a member and acknowledge the right of the WA Board and the SCA (WA) Management to suspend or cancel my membership in accordance with the state Constitution and Code of Conduct.


3. I acknowledge that the Corporate and Individual membership applications are subject to SCA (WA) Board approval. The applicants will be notified of SCA (WA) Board approval after the next scheduled meeting.


4. Certificate of Membership: The Board may issue a Certificate of Membership to members indicating their class of membership. The Certificate of Membership shall remain the property of SCA (WA) and shall be returned to SCA (WA) on demand or upon cessation of membership.


5. I hereby confirm that I understand if my membership is suspended or revoked, I am unable to advertise my SCA (WA) membership or continue to use the SCA (WA) Strata Management Agreement. In addition to this, I will also notify my clients accordingly as directed by the SCA (WA) Board.


6. I accept that this declaration includes all Individual members (Strata Managers and Support Staff) attached to my Corporate Strata Management membership. Their membership will cease when I notify SCA (WA) they are no longer employed by the Company.


7. I acknowledge that SCA (WA) does not provide a guarantee for growth of my business.

Cancellation Policy: Your membership can be cancelled should you breach the Code of Conduct and good business practice within the strata industry. There will be no refund if your membership is cancelled by SCA (WA) or the Company cancels during the calendar year. SCA (WA) reserves the right to cancel membership should payments not be received upon the third reminder - see payment policy hereon.


Payment Policy: Invoices must be paid promptly within the 14-day period specified on the invoice. SCA (WA) will provide members with a reminder email should payment not be received within 14 days. If payment is still not received upon receipt of the third reminder, membership and all associated services provided by SCA (WA) will be automatically cancelled. In this case a member is not allowed to advertise the status of membership on any stationery, online media, etc. anymore. Should a member wish to rejoin immediately after cancellation of membership was issued, a $100.00 administration fee is applicable.
