Use this application with the CDB is the Special Permit Granting Authority or the Referral Board to the City Council

Summary of Procedure

Prior to submitting this Special Permit application, Applicants must first consult with the Building Department for an initial zoning compliance review.

Abutters list (400ft), requested from the Assessor’s Office

Special Permit fee. Check made out to "City of Medford". Contact the PDS office for the fee amount.

Public notice fees: abutter notice mailings and advertising fees for required legal ads (amount varies, contact the PDS office for the fee amount.)

The Board and/or City Staff may request additional clarifying materials for review. The Board will meet to discuss whether the project meets the requirements detailed in Zoning Ordinance Section 11.6. Should the Community Development Board grant the special permit, full approval will be subject to a final inspection by the Building Department.

Special Permit Criteria

City staff and the Community Development Board consider the following six (6) criteria to make a determination on the project and whether its adverse effects outweigh its anticipated benefits.

Please review the questions below and describe how the project satisfies these criteria:

1. How will the proposed project serve social, economic, or community needs?*

2. How will the proposed project address traffic flow and safety, including parking and loading?*

3. Describe the adequacy of utilities and other public services in the project area.*

4. Describe how the proposed project is compatible with the size, scale, and design of other structures in the neighborhood.*

5. Describe any impacts the project may have on the natural environment.*

6. Describe how the project is compatible with the purposes of the City's Comprehensive Plan.*

Performance Standards

Applicants for special permits for nonresidential or multifamily uses shall comply with the Performance Standards specified in Section 94-6.4 of the Zoning Ordinance.

"Nonresidential or multiple dwelling use" shall mean any use any nonresidential use or a multiple dwelling or mixed use structure with six (6) or more dwelling units.
