Membership period 1 July 2022 - 30 June 2023

From zero lots to 1,200 lots - Minimum fee $660 GST inc

From 1,201 lots to 6,500 – number of lots * 0.55 GST inc

For lots up to 6,500 - number of lots * 0.55 GST inc for the first 6,500 and those above are * 0.44 GST inc

Membership fees are calculated pro-rata per annum from SCA (Vic) Board approval date. Membership fees will include pro-rata for Financial Year 21/22 if joining before 1 July 2022.

Membership includes an unlimited number of Owner Corporation Managers and support staff.

As per the Constitution, membership applicants, Corporate & Individuals will be circulated to members via advertising names in the members section of the web site. Existing members have 30 days to notify SCA (Vic) Board of any relevant matters. After these 30 days the application will be considered at the first opportunity at the meetings of the SCA (Vic) Board. The Membership Subcommittee will be provided a copy of the application and supporting documents for review. Once application has been considered by the SCA (Vic) Board, the applicant will be informed of the result.

PRIVACY POLICY: The data provided by your organisation shall remain confidential by SCA (Vic) and National Operations staff. By Board resolution SCA (Vic) and National Operational staff are not permitted to disclose this information to other parties including Board members in a manner that would identify an individual firm.

It is vital to be able to advocate on your behalf to government that SCA (Vic)’s position represents the majority of this significant industry. It is also important so SCA (Vic) may negotiate group deals that leverage the buying power of members and in turn provide valuable member services eg. insurances.

Individual Staff Membership Application Forms

As your membership includes an unlimited number of Strata Managers and Support Staff and SCA (Vic) Constitution requires at least 80% of your Owners Corporation Managers to hold either Provisional or Practising membership, to maintain our Corporate Membership.

Owners Corporation Manager - Application for SCA (Vic) Individual membership within an Owners Corporation Management membership. Membership is initially accepted at Provisional membership level. After 1 year of membership and upon meeting set criteria (Further information in CPD Acknowledgement section) members may apply to be considered for practising membership. Affiliate (Support Staff) - An Affiliate member is an individual who is not employed as a practicing owners corporation manager or employed by a company that is an associate member. Affiliate (Support Staff) Membership Application form.

Membership Conditions*

Advertising as a member: Only Corporate, Practising and Associate Members are entitled to advertise their membership of SCA (Vic).

Provisional and Personal Members MAY NOT advertise themselves as members of SCA (Vic). "Advertising as a member" means publicly announcing or displaying, either orally or in writing, the relationship of the individual to SCA (Vic) as a member of any membership category.

Voting Rights: Provisional and Corporate Members SHALL NOT carry the right of voting at any meeting of SCA (Vic).

Certificate of Membership: The Board may issue a Certificate of Membership to members indicating their class of membership. The Certificate of Membership shall remain the property of SCA (Vic) and shall be returned to SCA (Vic) on demand or upon cessation of membership.

CPD Acknowledgement*

As you are the Account Holder for the Owners Corporation Management Membership, in line with the SCA (Vic) Constitution, if you fail to meet the Practising membership requirements, including the CPD points, the Corporate membership will not meet renewal requirements and cannot be renewed. Your CPD points will be verified by SCA (Vic) for compliance and renewal eligibility. By 30 June 2023 account holders require 12 CPD points, 6 CPD points must be from SCA events.

I acknowledge that if I haven't met renewal requirements the Corporate membership cannot be renewed.

Insurance Declaration*

As an owners corporation manager, you must obtain and maintain Professional Indemnity insurance as prescribed in the Regulations. The current prescribed minimum for Professional Indemnity insurance coverage in relation to the owners corporation manager’s performance of functions as an owner corporation manager is a minimum cover of $2 million.

I hereby confirm that the business subject to this membership holds an appropriate level of Professional Indemnity Insurance and will continue to maintain an appropriate level of Professional Indemnity Insurance for the duration of this membership. A PI Insurance Certificate must accompany the application.

Terms and Conditions*

1. The information provided in this application is true and correct.

2. I have read and agree to abide by Code of Conduct and actively support the activities conducted by SCA (Vic).

3. As a member, I shall be bound by the constitution of SCA (Vic) and any other guidance or standard formally approved and adopted by SCA (Vic).

4. I hereby confirm that I understand at least 80% of our Owners Corporation Managers must have individual SCA Membership, either Provisional or Practising, to maintain our Corporate Membership.

5. I hereby confirm that I understand if my membership is suspended or revoked, I am unable to advertise my SCA (Vic) membership or continue to use the SCA (Vic) Contract of Appointment. In addition to this, I will also notify my clients accordingly as directed by the SCA (Vic) Board.

6. I accept that this declaration includes all Individual members (Affiliates, Provisional and Practising) attached to my Owners Corporation Management membership. Their individual memberships will cease when I notify SCA (Vic) they are no longer employed by the Company.

7. I acknowledge that SCA (Vic) does not provide a guarantee for growth of my business.

Cancellation and Payment Policy*

Cancellation Policy: Your membership may be cancelled should you breach the SCA (Vic) Code of Conduct and good business practice within the strata industry. There will be no refund if your membership is cancelled. No refund will be provided by SCA (Vic) should you wish to cancel your membership during the calendar year. SCA (Vic) reserves the right to cancel membership should payments not be received upon the third reminder - see payment policy hereon.

Payment Policy: Invoices must be paid promptly within the 14 day period specified on the invoice. SCA (Vic) will provide members with a reminder email should payment not be received within 14 days. If payment is still not received upon receipt of the third reminder, membership and all associated services provided by SCA (Vic) will be automatically cancelled. In this case a member is not allowed to advertise the status of membership on any stationary, online media, etc. anymore. Should a member wish to rejoin immediately after cancellation of membership was issued, a $100.00 administration fee is applicable.
