Since 1968, EAH Housing has successfully brought forth numerous high quality affordable housing developments in some of the most challenging communities in California. This could not have been accomplished without inclusive outreach programs to facilitate neighborhood and community participation and build broad based project support. We have learned that it is critical to listen to neighbors’ concerns early in the design process and to incorporate their ideas into the project. We also understand the importance of building trust between EAH and our neighbors and demonstrating a commitment to excellent design and management. The ground floor provides 19,600 SF of front facing retail on Fourth Street that will help activate the street and neighborhood. In our original proposal, EAH proposed a full-service grocery store. We believe grocery is ideal because it provides a necessity that would complement the low-income housing above. It also provides daytime traffic without going late into the night. Over the past few years, grocery has also been proven to be one of the few pandemic proof retail uses, even thriving during the hardest of times, minimizing turnover and possible vacant spaces. Finally, the depth of the space is ideal for grocery, whereas most other retailers would not be able to utilize a significant amount of square footage.


With that as the background, we would like your input on the ideal ground floor use.

In addition to the front facing retail space, EAH also proposed 1,630 SF of community benefit space which may be offered to a local nonprofit, the Santa Monica Police Department, or an alternative needed use in the downtown area.
