Affordable housing offers a secure housing alternative for low-to moderate income households who cannot afford private market rent. Eligibility is based on a household income assessment (see below).

Affordable housing rent is calculated as a percentage (normally at or below 80%) of market rent, which is assessed by independent valuation or internal assessment.

Rent is paid two weeks in advance and a security deposit (or ‘bond’), equivalent to four weeks rent, is required.

Eligibility income limits vary between different affordable housing programs. As a guide, maximum income levels are as follows, but could be lower depending on specific programs and/or location.

Income Limit Range:

One adult - $61,556

Two adults - $92,334

Family with one or two parents and dependent children - $129,268

Other income limits apply to different family groups.

If, after considering the above information, you wish to proceed with an application for Affordable Housing, please complete the details required below.

We have limited properties available and wait times can be extensive. Completion of this form may not necessarily result in a housing allocation. Allocations are made in line with our Property Allocations Fact Sheet which is available on our website.

Some of our Affordable Housing properties are prioritised to Key Workers. A key worker is an employee who provides a service that is essential to a community’s functioning, and the work roles require people to be physically present at a work site rather than being able to work from home.
